Surveying
Residential or Commercial Buildings and
associated Land / Site surveying is undertaken.
Full measured, Photographic, Condition and
Structural Surveys are undertaken as required.
All documentation can be issued in either
paper or electronic formats.

Feasibility Studies
To determine if your
proposals are financially viable or acceptable
in Planning terms.

Conceptual Design Proposals
With input from clients, local
planning offices, end users and ourselves we
will develop your proposals into a carefully
co-ordinated design from which a detailed cost
analysis can be produced.

Planning
Negotiations with Planning Departments, Adjoining Owners
and other Interested Parties ensuring the
intended development meets with their approval
prior to submission and wherever possible
follows a smooth path through the planning
process. Thus minimising the delay a poorly
constructed application could otherwise incur.

Detailed Design Development
Taking a conceptual design that all parties are happy with forward
to a stage where a formal Planning application
can be made, cost plans may be fine tuned
enabling budgets to be assessed and finalised.
Discussions with potential building contractors
can commence.

Party Wall Work
Artek undertakes party wall work
as and when required although we do not see
this as one of the company's core activities.

CDM Regulations & The Planning Supervisor
Role
Undertaking the obligations of the Project and the Client
under the Construction Design and Management
regulations. Reviewing, advising and notifying
as and where appropriate ensuring that your
commercial site and when complete, your building
is a safe place to work.

Working Documentation
Developing the detailed design still further to a construction
drawing status. Producing all documentation,
specifications schedules and drawings needed
for an efficiently executed construction contract.
The submission of Building Regulation Applications
can now be made together with the commencement
of Tendering Procedures and finally
Construction Works can begin.

Tendering
All projects are tendered to suitably sized and experienced
building contractors operating within the location
and technical scope of the project. Lists
are usually limited to four below £500,000
and five above. Thus providing a fair and
reasonable chance for anyone involved in the
process of winning the work.

Contract Administration & Construction
Management
Ensuring that the obligations falling due under the formal
contract are met by both parties. Valuing
or directing the valuation of variations to
ensure a fair cost is set for each, informing and
monitoring various elements of the construction
team of pertinent issues ensuring a dispute free
project results.

Contract Supervision
The day-to-day inspection of the works is generally
carried out by Stephen ensuring that all aspects
of a project meet with his high expectations
of workmanship and quality. Thus ensuring
the standards specified within the documentation
produced are met.

Final Account Resolution
Ensuring that a fair and just final account is drawn
up promptly following completion of the project.
